Real Estate Brokers who only work with Buyers and do not take listings. They have a legal obligation to do what's best for their buyer clients, and they have no conflicts of interest because they do not represent sellers. Realtors and the Multiple Listing Service understand the need for buyers to be represented; and as a matter of policy, insist that every office that lists homes for sale in MLS make an offer to pay a buyer broker's fee. Why should I work with you? If for no other reason, convenience. Working with one broker who has MLS access to all Realtor listings and keeps you updated daily with matching homes. Just check your email for new listings instead of searching the internet. If your local, you can drive by homes of interest and call me to see the house(s). No need to contact a dozen listing offices or make your own appointments with each one of them. One call to me, and I show you all the homes that interest you. My job is not to sell you my inventory of homes. My job is to help you find the best home at the best price. How do I pay you for your service? You don't. I only get paid if I find a home that you purchase. At your closing, the listing office splits the commission with me that they collect from the seller. I accept this commission split as payment-in-full for services rendered. What are my obligations to you? In order for me to collect this commission split, you need to agree to work through me to purchase any of the homes that I email to you. In other words, contact me to see the house and make any offers to purchase through me. You are not obligated to work with me in pursuing a home that I have not sent to you. What will you do for me? Because I do not list property, my only obligation is to do what's best for you. Basically, find you the best home at the best price. My services include: 1. Search Multiple Listing Service (MLS) daily for properties that meet your requirements. 2. Respond to requests for additional information. 3. Schedule and attend all showings. 4. Assist you to obtain mortgage financing. 5. Prepare, deliver and negotiate Purchase Contracts. 6. Schedule and attend home inspections. 7. Attend the Close of Escrow. I can only offer these services to you through a written agreement between us. The agreement is online at: Online Agreement. What is your Experience? New Home Builder for 10 years. Submitting Photos to MLS is the responsibility of each listing office. Some offices do not send photos to MLS and some offices are just slow to send photos. You may receive new listings from me before MLS has a chance to post the photo. In that case, just save the e-mail and open it at a later date. Why are there no Property Addresses? When you agree to work with me, I send out complete listing information which includes addresses, directions, link to a MapQuest map, and links to multiple phontos. Without an agreement between us, many buyers are inclined to contact the listing offices directly. If you don't work through me, I have no opportunity to earn the commission being offered by those listing offices. When you buy a home directly from a listing office, you lose the benefits of having a broker represent you, and they keep the whole commission.
